Why a pack, not a template

Every builder we act for in disputes has the same file: a quote, some texts, a bank transfer. Every builder we never see in disputes has the same thing too: a set of documents they use on every single job, so that scope, payment, variations and defects are agreed before the van is loaded. Internet templates don't do this job — most are drafted for English or American law and none is drafted for your trade, margins and workflow.

What the pack contains

  • Quotation & acceptance terms — turns your quote into a contract on your terms the moment the client says yes, with validity periods and price-escalation cover.
  • Building agreement (domestic) — a plain-English fixed-price contract for homeowner jobs: scope by documents, stage payments, insurance, defects period, termination.
  • Terms of trade — your standing conditions for smaller and repeat work, including retention of title over materials.
  • Variations form — a one-page instruction that prices every change in writing before it's built. This document alone prevents the most common building dispute in Ireland.
  • Payment schedule & claim template — stage payments tied to milestones, structured to work with the Construction Contracts Act 2013 where it applies.
  • Subcontractor agreement — for when you bring in other trades under your main contract.

You get a fixed quote in writing before any work starts — no hourly-rate surprises and no meter running while you think. If the scope changes, the quote is revised in writing before we continue. Frequently asked questions

Can't I just buy a template pack online?

You can, and most are drafted for English law, reference legislation that doesn't apply here, and know nothing about your trade. A pack drafted for your business under Irish law costs more once and then nothing per job — and it's the version that holds up when tested.

I'm a sole trader — is this overkill?

The opposite: a sole trader has no company between their house and a bad job. Clear terms, staged payments and a variations form matter most to the smallest operators, because one unpaid job hurts most at that scale.

Will clients be put off by 'legal' paperwork?

In our experience the reverse: homeowners increasingly expect a written contract and trust builders who provide one. The pack is drafted in plain English — it reads as professionalism, not aggression.

Can I reuse the pack on every job?

Yes — that's the point. The documents are drafted to be reused, with the job-specific details (price, scope, dates) filled in each time. When the law changes materially, we'll tell you what needs updating.
