Mary Molloy Solicitors was established in 1981 and has acted for individuals, families and businesses across Ireland for more than four decades. This site is the firm's dedicated contract law practice: drafting, reviewing and negotiating agreements for Dublin businesses, trades and individuals โ the work that prevents disputes rather than fights them.
Richard O'Shea, Solicitor TEP
Richard leads the contract practice. He is a solicitor and a STEP-qualified Trust and Estate Practitioner, and holds a Diploma in Mediation from the Law Society of Ireland. His background is in litigation โ building disputes, payment recovery and contract claims โ which is exactly why the drafting practice exists: after years of arguing about badly written contracts, the pattern is obvious. Almost every dispute we have ever run traces back to a clause that could have been fixed for a fraction of the cost before signature.
Who we act for
The large Dublin firms are built for large clients. We deliberately act for the other side of the economy: the sole-trader electrician handed a 30-page subcontract, the family signing a building agreement for an extension, the founder sent investor documents on a Friday with a Monday deadline, the consultant whose client "never got round to" a written agreement. If that is you, you are our client base, not an exception to it.
How we approach contract work
Three habits from the litigation years shape everything: we read the whole document including the schedules; we give an honest cost-benefit view โ fix three clauses, redraft, or sign as-is โ before you spend money; and we watch the clock, because limitation periods and signature deadlines are strictly applied. Under the Mediation Act 2017 solicitors must advise clients on mediation before litigation, and with a Law Society mediation diploma in the practice we mean it rather than recite it.

You get a fixed quote in writing before any work starts โ no hourly-rate surprises and no meter running while you think. If the scope changes, the quote is revised in writing before we continue.
